They have said that challenge modes will be a "new kind of activity for max level players that enjoy dungeons and raids" and that "they feel only a few percent of players on each realm will ever get gold."
You're right that heroic gear won't give any benefit in challenge modes, but I would imagine that the vast majority of extremely skilled players who enjoy dungeons and raids are probably heroic raiders right now, which means they're part of a 10/25-man team. Consider a scenario where you have a realm first quality 10-man guild with 10 equally skilled raiders, but only 5 will get the feat of strength. How do you choose? No matter which way you cut it, someone loses. In my eyes, the fun of being in a guild is cooperating toward a common goal and sharing victories. I just don't see the fun factor in having a one-time-only group event that you can't enjoy with everyone. Personal realm firsts would just take us back to the WotLK paradigm where players get left out of group victories and a guild is nothing more than a tag under your name...
I also don't see where you're going with the heroic raid vs. challenge mode argument. That's fine if world first guilds don't care about challenge modes; my point is that in any guild, more than 5 people are going to want the achievement but if it's personal, only 5 will ever get it.
As someone in a realm-first guild in WotLK, the realm first kills were some of the most taxing times on the guild. On the night of our Death's Demise kill, the main tank was called in to work and we killed it 30 minutes after he left. This guy had been a consistent raider since vanilla, and was a great raider who really deserved the kill. It should have been a really exciting event for all, but everyone felt guilty for killing it without him and he was crushed when he learned the news. It was just a depressing experience for everyone (except for the initiate tank who we brought in for the kill and server transferred immediately afterward).
This is probably all a moot point though. As other posters have pointed out, we're still only in alpha (if that) so these achievements may very well be guild achievements. I'm just speaking hypothetically here =)
