Polar Bears live in the Arctic, there's nothing to develop there except Oil/Gas Rigs, assuming Oil and Gas have any value by that point. Otherwise it's about mining in Siberia and Northern Canada and Greenland; again super remote areas which are still going to be dark and covered with ice for 6 months of the year, and still with permafrost for the rest.
