But it being a precious gift doesn't change the properties of the tree.
It's a world tree, connected to the emerald dream, so chock full with life magic it grows mountain-sized in the same time period it takes a regular tree to grow a tiny sappling. (or instantenously with someone like Eonar involved)
It will grow and flourish anywhere and spread its influence everywhere.
I very much doubt Eonar went "hold on, let me get my super nutrient rich, specialty magic soil and find a nice sunny spot (on this void covered wasteland) to plant by world tree!" she likely just took control of some land, screamed "it's treein' time" and plopped it down.
And not like the proximity to an Old God would matter when the titans are right there, already overseeing the whole planet.
If C'thun would try to attack the tree, Eonar would turn him into fertilizer.

The Old Gods don't walk over and swat things. They burrow deep under the ground and corrupt things, the Titans knew that is how they worked, so why would she plant something that sends down roots to look for nutrients practically on top of an Old God?And not like the proximity to an Old God would matter when the titans are right there, already overseeing the whole planet.

We have no idea why Eonar may or may not have picked such a location. All we know is there is an infested World Tree there in the Nightmare version which has no explanation, and that Eonar once planted a tree somewhere that was ripped out of the ground long before any mortal civilization existed to remember such an event.
The devs don't always follow through on the most logical course of actions so applying our logic to something we don't know about yet can be a bit useless. By their own in-universe rules, C'thun's corpse being drenched in Azerite should have resurrected him the same way the watered down lifeblood of Azeroth in the Vale of Eternal Blossoms revilitized Y'Shaarj's heart, but so far we have yet to see C'thun again.
Planting the tree near C'thun is obviously a stupid idea since we know Old Gods corrupt the trees and the Dream through them (though the Titans couldn't actually know that yet since none had suffered that fate yet). But it being a terrible idea doesn't prevent Blizz from deciding to do it because they have a storyline in mind that requires it. Or if they want to utilize that Legion breadcrumb that they didn't think through when they came up with the idea.

Eonar is either working with the void or she's just incredibly naive. Either way is what I'd expect from the redheaded stepchild of the Pantheon.
