New build for a friend. Need some help :)

Hello there, as the title goes...

Budget : Around 900 euros.
Resolution : Probably Full HD
Purpose of the build : Computer will occasionally be used for games, but mainly for rendering and 3D modeling.
Country :Austria
Parts that can be reused : None
Need windows 7.
No perihperals needed.

You are looking at:
-Intel Xeon E3-1241 v3
-H97 mobo
-16gb ram
- gtx 960
- Good sized hdd (2tb?) and an ssd
- Decent power supply and case.

If you add all those plus o/s then 900 euro are not enough. You are looking at 1000-1100 euro area while keeping this as low as you can.

Is it too much to ask for 2 different build suggestions?

One that fits that 1000-1100 euro budget, and one that you would suggest that would be a nice(r) 3D / rendering machine?

I would recommend win8.1 instead of win7 simply cause it will get support longer. The following list is at around 1100€. From there on you got some choices:
- Get a bigger hdd if you need it.
- Drop the ssd to save 100euro (not recommended)
If you could spend more what i would get is simply a better gpu, a R9 290 or gtx 970 depending how much more you can invest or 32gb of ram if you need it, only your friend knows it but you are looking double the cost. That's mostly it performance wise. Then you can go to more expensive mobos, more expensive cases, semi/full modular psu's etc.
