No overclocking:
Core i5 4670
With overclocking:
Core i5 4670K
If you're 110% sure you will never ever overclock (it's very easy so I would not want to get locked out of OC option) i5-4570 is the best value for money gaming CPU at the moment.
i5-4670 is about 5% faster but 10% more expensive, up to you if you think it's worth the extra $20.

I picked up a new, OEM i5-3330 for $140. I've been very happy with it.
But if you're not constrained by price or frugality, buy a K version and the appropriate Z77/Z87 motherboard.
If you want your PC to last for years to come, you're going to need the ability to OC it.
